New Condos Are About To Open At National Landing - Here's the 411

With the opening of Amazon HQ2 drawing nearer and nearer, it's about time you'd be looking for a place to live in the National Landing area. Pentagon City, Potomac Yard, and Crystal City have some places to stay already, but soon there will be loads of more options - Here's what's coming!

As of writing, there are several plans to rezone and add 975 units to the 36-acre, 1670-unit RiverHouse - all of which are currently on hold. Sitting in between South Lynn Street, Army Navy Drive, and South Joyce Street, JBG Smith eyes this spot in Arlington County to have 126 two-over-two units, 124 townhouses, 30,000 square feet of retail, and 725 apartments. It is estimated that these two six-story buildings that span roughly 83,000 square feet would be an affordable purchase for households that are part of the 60% area median income (AMI) - making it a rather friendly and accessible place for anyone.

The Milton is an 11-story building set to house about 15,541 square feet of retail and 253 residential units come 2024. As it is currently being erected on 1220 S Fern Street, this Kimco Realty-helmed building is also looking to see similar structure of its kind to surround Pentagon City. With 17 acres left to play with, Kimco Realty is looking to turn the land into 200 hotel rooms, 705,000 square feet of office space and 346,000 square feet of retail just right after the leases expire in about a decade.

SK+I Architecture has plans underway to have a 19-story mixed-use building to go alongside Verizon's at 400 11th Street South. This new structure is poised to house 10,745 square feet of ground-floor retail, 306 residential units, 149 slots for vehicle parking, and 123 slots for bicycle parking. To add, twelve of the units in this new building are committed to staying affordable for 30 years, so better look out for that.

Spanning across South Eads Street and 18th Street, the Crystal House apartments (now under the acquisition of the Nonprofit Washington Housing Conservancy that's co-founded by JBG Smith) is set to expand as per expansion plans of former owner Roseland Residential Trust back in 2019. If that were to proceed, we're looking at an additional 1,200 parking spaces, two parks, six buildings, and 816 units overall.

JBG Smith has plans for two buildings to be used for mixed-use development, replacing the vacant structures at 1900 Crystal Drive and 1851 S Bell Street. The replacements would be a 26-story building (with 339 residential units, 18,060 square feet worth of retail, and a pool on the second floor) and a 27-story building (with 472 residential units, 14,440 square feet worth of retail, an indoor-outdoor amenity at the 27th floor, and a roof terrace at the 21st floor). Expected to be available and ready by 2023, the units in these buildings would mostly be duplex in style, with the units spanning from studios to three-bedroom units. Between the buildings, there are also plans to put a multi-modal and pedestrian-friendly woonerf that has a new park and single-story retail thanks to COOKFOX lead by Torti Gallas. The Crystal Mall parking lot would also be replaced by a 289-space garage for the residence, 811 slots for bicycles, and 350 shared spaces.


South Bell Street Buildings

JBG Smith also shares plans for 2000 and 2001 South Bell street, with 758 apartments and 22,000 square feet of ground-floor retail underway. SK+I Architectural Design Group also promises to add co-working spaces and a roof deck for both buildings while also making sure that it would be affordable for people that earn up to 60% of AMI. The building on 2000 S Bell is said to have 19 stories and 420 residential units as designed by STUDIOS Architecture while the building on 2001 S Bell has 25 stories and 338 residential units.


Block M

Block M is currently looking at having two South Bell buildings and the building at 223 23rd Street be developed into something more efficient and functional. There would be a 24 story office building that has 15,000 square feet worth of retail on 2300 Crystal Drive and a 31 story residential building that has 20,000 square feet worth of retail and 645 apartments. Ther would also be a below-grade garage for 444 vehicles - all to be build by FX Collaborative and KGD Architecture.


Century Center Redevelopment

Sitting on 2351 Richmond Highway, this development is set to add 22 stories above the current 2-story retail fixture. This would add 287 apartments above, all care of Lowe Enterprises and Cooper Carry.


Hazel National Landing

These structures are located between the 29th and 33rd Streets S, and ZMA Development is currently seeking two phases for successful redevelopment. The first phase includes the erection of three 14-story buildings - with 297 residential units, 4,181 square feet of retail, nine townhouses facing the plaza, 130 bike spaces, and 229 parking spaces. On the second phase, it is proposed that there would be two 11-story buildings to be erected - with 191 units, 5000 square feet worth of retail, and five townhouses facing the plaza.


Redevelopment on Potomac Yard

Mostly covered by Elkus Manfredi Architects, both North and South (65 acres total) of Potomac Yard is set to be redeveloped. Four acres have been dedicated to the Virginia Tech Innovation Campus, the Regal Cinema and its surface parking (3575 Richmond Highway) is set to become two office buildings, an office-residential building, and two residential buildings that would overall provide 732 apartments, 115,000 square feet worth of office space, 290,800 square feet worth of retail, and 1,923 spaces worth of below-grade parking.


The Dylan

Located at 2551 Main Line Blvd, The Dylan is to be erected and will provide 138 condos that span from one to three bedrooms. Most of these units have dens and the price would be from $600 up to $1 million. Developed by Fortis Companies and sold by Mayhood, the fixture also includes amenities such as clubrooms and two rooftop terraces.
