Remodeling Project Impact on Home Sales

I've seen this first graphic posted online by itself. It's used to give you a list of what you can do to sell your home easier, faster, and for more money. It's part of a large survey done by NAR, and very useful, if you look at the big picture and not just the graphic. I looked through the report and really spent some time thinking about the numbers.


Even though kitchen renovation and kitchen upgrade are the top two, only 20 and 10% respectively of home owners felt they helped close the sale. Also, looking at the numbers, almost none of the projects recouped the cost of the project in increased sales price. The only exceptions are new wood flooring at 106% and hardwood flooring refinish at 100%. HVAC replacement and insulation were close at 85 and 84%. Not glamorous, but personally I'd rather move into a home with a shiny new HVAC and choose/put my money towards my own counters and cabinets after I move in.


My takeaway? You really need to hire a Realtor that knows which fixes you need. If you are in the 20% that would benefit from a kitchen reno (hopefully small), you should know that, and how to do it inexpensively and effectively. And you certainly don't want to be working with one of the 40% of Realtors that recommend it if you're not. There are also tons of small fixes that really change the game for the average home going on the market. They don't make this list, but do more to increase sales price and speed of offers than most of these.


That's one of my favorite parts of doing my job. My extensive background in the design industry has proven to be a huge advantage in real estate in many ways. Knowing what's important in showing a home, what needs to be tweaked, and finding ways to best improve results without wasting tons of money on a project that buyers are just going to overlook is huge, and it's easy and fun for me. I love saving my clients time and money on these things all while getting the best results.
